Selling a home in Eastlake, Ohio comes with a unique municipal requirement that many sellers don’t expect: the City of Eastlake Point of Sale Inspection. Unlike many surrounding communities that require a full interior/exterior housing inspection, Eastlake keeps it focused and straightforward — but failing the inspection can still delay or derail your closing.
Here’s everything you need to know about the current Eastlake POS process (updated as of the latest city guidelines), so you can plan accordingly and avoid last-minute surprises.
What Does the Eastlake Point of Sale Inspection Actually Check?
Eastlake’s POS consists of only two items:
Sewer Dye Test – A test to confirm that roof downspouts, sump pumps, and foundation drains are not illegally connected to the sanitary sewer system.
Sidewalk and Driveway Apron (curb-to-street approach) Visual Inspection – Checking for tripping hazards, major cracking, or heaving.
That’s it. There is no interior inspection of the house itself.
How the Process Works – Step by Step
Submit the Application & $300 Fee You (or your agent) must file the official POS application with the city along with a $300 fee (cash, check, or credit card + 3% fee). Call 440-951-2200 x1006 to get started. Important: The application expires 6 months from the date it’s filed. The dye test must be scheduled and completed within that window or you’ll pay another $300.
Hire a Registered Contractor to Perform the Dye Test The city maintains a list of approved contractors, or you can use your own as long as they register with Eastlake first. The contractor will locate (or install) the required exterior test tees and riser pipes and bring them to within 6 inches of final grade with cast-iron covers (this is required by city ordinance even if they were previously buried).
Schedule the Dye Test with the Service Department Tests are performed only on Tuesdays, Wednesdays, and Thursdays with at least 24 hours’ notice. Someone 18 or older must be present and water must be running in the home.
Sidewalk/Apron Inspection Happens the Same Day Make sure all sidewalks and the driveway apron are completely clear of snow, ice, leaves, or cars. If the crew can’t see the concrete, you’ll be charged a $30 re-inspection fee.
Results
Passed → A Certificate of Inspection is issued (valid for 2 full years and transferable to the next buyer).
Failed → Repairs are required. All repairs need permits, inspections by the Building Department, and a successful re-test.
What Happens if You Fail the Inspection?
If the dye test reveals illegal connections or the sidewalk/apron is in poor condition, repairs must be completed before the city will issue the certificate.
Many sellers discover thousands of dollars in unexpected sewer work (separating storm and sanitary lines) or sidewalk replacement costs right when they’re trying to close.
If time is short, the city does allow escrow: You obtain a “worst-case” contractor quote and deposit 150% of that amount into escrow. The funds are held until repairs are completed and approved — and they cannot be released without written permission from the Eastlake Service Department.
How Great Lakes Quick Sale Can Help Eastlake Homeowners Avoid POS Headaches
At Great Lakes Quick Sale, we’ve helped dozens of Eastlake sellers over the years who either:
Already failed the dye test and were facing $8,000–$25,000+ in sewer separation work
Had crumbling sidewalks or driveway aprons that needed replacement
Simply didn’t have the time or cash to deal with repairs and escrow
Because we buy houses in as-is condition for cash, we take on the POS risk ourselves. That means:
No waiting for contractors or city re-inspections
No escrow holdbacks eating into your proceeds
No delaying your move while repairs are completed
We make a fair cash offer (usually within 24–48 hours) and can close in as little as 7–14 days — or on whatever timeline works best for you — so you can walk away without ever dealing with the POS violations.
Final Thoughts
Eastlake’s Point of Sale program is actually one of the lighter municipal inspections in Northeast Ohio, but it can still create major headaches and unexpected costs if violations are found late in the selling process.
If you’re even thinking about selling in Eastlake and are worried about the sewer dye test or sidewalk condition, reach out early. We’re always happy to take a look and give you a no-obligation cash offer so you know exactly what your options are.
